How much a land in Chiang Mai can cost?

Welcome to our Guide that will explain to you how much a land can cost, how it is measured, and also what are the fees you can expect regarding the mortgages and the different taxes.

What are the costs of a Land per Rai or per Square Wa?

The lands in Thailand are measured by Rai, where 1 Rai is equal to 1600 square meters. The cost per Rai will vary depending on the location of the land, but also of the current and future state of the surrounding area. For example, the future airport that is gonna be built in Chiang Mai will affect the prices of lands nearby. All governmental projects will most likely raise up the prices of the lands affected by it.

Also, it is important to note that the measurements in Thailand also use the Square Wa (or Tarang Wah). 1 square Wa is equal to 4 square meters. These will tend to be expensive if the land is nearby an important main road or street. The Chiang Mai old city center is surrounded by different rings on the map, which are important roads that you can easily see on Google Maps. As soon as you get closer to the Chiang Mai Outer Ring Road areas, the price could go up from 10 000-20 000 baht per square Wa! Please note that it can take up to 20-30 minutes of driving from the old city.

Just for the purpose of example, a square Wa in Chang Khlan, a famous area of Chiang Mai city, could cost a crazy amount, like 250k-300k baht per square Wa. But the same square Wa outside of the city (1 hour of driving), not close to a main road, and not in a gated community would cost you around 2000-5000 baht per square Wa.

In a common scenario, for building a house on a good land, 25 minutes away from the old city, you want around 100 square Wa at 15k each, that’s about 1 500 000 baht for your land or around 45 000$ USD.

What are the tax fees and land mortgage fees in Thailand?

  • Register Fee: 1% of the purchase amount of the land declared in the mortgage agreement.

  • Transfer Fee: 2% of the property value

  • Stamp duty: 0.5% of the property value or appraised value, whichever is higher

  • Specific Business Tax (SBT): 3.3% of the property value or appraised value, whichever is higher. Only imposed when there is a transfer of property less than 5 years after its purchase.
